Chip & Seal, also referred to as chipseal, tar and chip, oil and stone, is a combination of hot liquid and crushed, washed stone.
To create chip seal, a liquid asphalt foundation is spray applied and then crushed stone is compacted over it.. The end result is a stable and eye-catching driveway. Asphalt is a great option and looks clean, but chip seal driveways add a textured and colorful look. The crushed stone is also customizable to fit your particular taste. Also, driving on chip seal is just as smooth as any other option—it’s not at all like driving on a bumpy, loose-rock gravel road.
Chip and Seal is recommended for larger residential driveways and farm roads/lanes, HOA's and city streets. It can be installed as a new surface, or it can be applied directly over an old or exisiting pavement surface such as asphalt, gravel and concrete. Chip Seal is a great, cost efficient solution to hot mix asphalt or concrete. It has been used for over 80 years in the great state of Ohio to maintain our city streets and highways.
Professionally installed chip and seal lasts around 8-10+ years, depending on its use.
An optional Fog Seal may be applied after initial application to help 'lock down' any remaining loose stone that weren't embedded into the liquid asphalt layer. It also provides a black tint, making it appear more like traditional Hot Mix Asphalt. Fog sealing your chip seal driveway is completely optional, but can be applied every 3-5 years to maintain black color and will greatly extend the life of your chip sealed surface.
